South Sydney is one of Sydney’s most diverse and strategically positioned property markets, extending from the established inner-southern suburbs through the St George region and into the Sutherland Shire. The area combines strong transport connections, convenient access to employment, education, retail and recreational amenities.
The South of Sydney has a broad range of property asset types across various price points from apartments and townhouses to family homes, commercial assets and development sites.
IM Capital has assessed property-backed opportunities in South Sydney, including Oatley and Bardwell Park. The loan facilities to the respective borrowers carried loan-to-value ratios of 82% and 87%, respectively with targeted investor returns of 17% and 10%. Our contributory model enables eligible investors to consider individual opportunities. Each loan requires its own assessment of security quality and marketability, the borrower’s financial position, leverage and an achievable exit strategy.
IM Capital uses market metrics to understand risk exposure before committing investor capital. Our property analysts examine comparable sales, price trends, transaction volumes, time on market and local supply to assess the security’s marketability and a realistic sale value. We consider this alongside the LVR, borrower capacity and proposed exit strategy. Traditionally IM Capital lending criteria on second mortgage facilities often excludes single-asset backed loans in Victoria and certain states and half-complete development sites, where repayment may depend too heavily on one security or on further construction funding. We continue to monitor these risks throughout the life of each loan.
Suburbs such as Hurstville, Kogarah, Rockdale and Wolli Creek benefit from their proximity to Sydney Airport and the CBD, together with established railway services. Further south, locations including Cronulla, Caringbah, Miranda and Sylvania offer a more lifestyle-oriented property market supported by beaches, national parks and major retail facilities.
Continued population growth and demand for well-connected housing are supporting urban renewal and higher-density development around major transport and commercial centres. However, established residential pockets with limited land availability continue to benefit from scarcity levels.
