North Shore Sydney continues to attract strong investor appeal

September 30, 2026

Located directly across Sydney Harbour from the CBD, North Shore combines residential living with one of Australia’s most established commercial zones. Its harbour access, employment opportunities, educational facilities, leafy outlook, and transport hub continues to attract professionals, families, and investors. It is also home to famous travel destinations such as Luna Park and Taronga Zoo.

‍

North Shore truly has to offer world class facilities together with functionality and convenience. With strong urban development worth billions of dollars, proximity to the CBD, strong rental market, and a growing demand. This is location convenience at its finest. The development of green spaces and retail hubs has also driven economic growth. The infrastructure investment from the government also supports a positive outlook of the property growth.

Explore property-backed private credit opportunities through IM Capital. Our property analysis and credit teams assess each transaction from several angles, including security quality and marketability, the loan-to-value ratio, borrower capacity and a realistic exit strategy. We also monitor changing market conditions throughout duration of the loan.

IM capital analysts team examine comparable sales, price trends, transaction volumes, time on market and local supply to assess the security’s marketability and a realistic sale value. Traditionally IM Capital lending criteria on second mortgage facilities often excludes single-asset backed loans in Victoria and certain states and half-complete development sites, where repayment may depend too heavily on one security or on further construction funding. We continue to monitor these risks throughout the life cycle of each loan.

‍

IM Capital has been involved in multiple North Shore funding deals which have included areas such as Mosman which facilitated an LVR of 76% and a targeted return to investors of 15%. Other deals in East Linfield and Linfield produced LVR’S between 71%-87% and targeted investor returns between 10%-14%.

This variety of areas provides an indicator of how IM Capital’s contributory fund works. It allows investors to decide on which area of investment they want to become an investor of rather that of a pooled fund with less investment flexibility.

‍

A major investment in the North Shore area was the $1.2 billion Victoria Cross development, completed in 2025 above the Victoria Cross Metro Station. Developed by Lendlease and funded by the NSW Government, the precinct has introduced premium commercial space and retail facilities.

‍

North Shore has seen strong economic growth over the past few decades indicating a robust and strong market. The median property price for a house in this area for 2026 is $3.47m. The population growth is anticipated to grow from 75 143 people in 2026 to 79 442 in 2036- represents a 5.7% increase. With population growth it amplifies economic growth, stability and future demand strengthening property investment appeal.
