These opportunities show the range of property-backed lending across established West and inner-western suburbs under IM Capital’s contributory model, eligible investors can review individual transactions and choose those that suit their objectives and investment preferences.
IM Capital uses market metrics to understand risk exposure before committing investor capital. Our property analysts examine comparable sales, price trends, transaction volumes, time on market and local supply to assess the security’s marketability and a realistic sale value. We consider this alongside the LVR, borrower capacity and proposed exit strategy. Traditionally IM Capital lending criteria on second mortgage facilities often excludes single-asset backed loans in Victoria and certain states and half-complete development sites, where repayment may depend too heavily on one security or on further construction funding. We continue to monitor these risks throughout the life cycle of each loan.
